Other Factors Affecting the Cost of a Home Inspection
The larger the house, the longer it will take to inspect. That means the inspection will cost more.
Additional buildings on the property add to the cost.
Extra services, such as a pool inspection, will be an additional cost.
Good Home Inspection – Our Fees
- The minimum base charge for an inspection is $500 for up to 2,272 square feet of living space.
- For houses larger than 2,272 square feet of living space, the cost is 22¢ per square foot.
- Pier and Beam foundations are an additional $170.
- TREC Lawn Sprinkler Inspections are an additional $40 per 10 (ten) stations/zones.
- Wood Destroying Insect reports are an additional $175.00.
- Swimming Pool inspections are an additional $160.
- Outbuildings and detached structures are an additional fee, otherwise any complimentary observations noted will be a courtesy. A garage type structure without plumbing will typically start at an additional $150.
- Detached structure with plumbing and/or and air conditioned space will start at an additional $250. Should the outbuilding’s size surpasses my minimum fee then the outbuilding will be figured at a rate of 22¢ per foot.
- Each inspection may receive up to 3 complimentary Infrared Images.
- Duplexes through Quadplexes start at the minimum fee of $450 per unit. If the structure’s size surpasses the minimum fee then the structure will be figured at a rate of 22¢ per foot. This price is an estimate and subject to change due to property conditions or other factors. Please call for clarification.
- Houses outside of the Greater Dallas Area are bid on an individual basis and typically begin with an $120 trip-charge.
- Commercial properties and Apartment buildings are bid on an individual basis.
- Specialty, pre-foundation pour, pre-sheet rock, and “phase” inspections are bid on an individual basis.
